The new pedestrian walkway along the US 150 between West Terre Haute and Terre Haute has the potential to improve the two cities it connects, depending on how humans react to it in the future. Its lifespan started this summer with a lot of long-term promise. Its short-term benefits materialized quickly. Walkers and cyclists began using the 1.1-mile path – adjacent to the southern edge of the freeway – as soon as teams from the Indiana Department of Transportation and contractor Beaty Construction completed the construction project. 11 months on July 19.

This is a small section of a 571 mile federal highway that stretches from Moline, Ill., To Mount Vernon, Ky. This particular segment, known to locals as ” grade ”, has long been known as a dangerous road. It traverses a marsh-like area of ​​the Wabash River watershed that is now a protected wetland – the Wabashiki Fishing and Wildlife Area – set aside in 2010 by the Health Rivers initiative of former Governor Mitch Daniels. The “grade” segment had almost no shoulder area and steep slopes on both sides, forcing people who walk or cycle for jobs or services to move in the traffic lanes of vehicles.

The footbridge puts an end to the fears of motorists that they will not see a pedestrian or a cyclist, especially at night.

It also opens up recreational activities, allowing the National Road Heritage Trail to finally cross West Terre Haute and potentially Illinois and neighboring Indiana counties to the north. More groups of recreational cyclists, bird watchers, runners, hikers and other outdoor activists could come to Terre Haute and West Terre Haute for outings, perhaps energize hotels and inspire new restaurants and tourism businesses along the route.

Its easternmost point is the newly designated Bicentennial Park on the Terre Haute side, while its westernmost point is Dewey Point – a park overlooking Wabashiki and the starting point of the Wabashiki Trail.

“The walkway connecting West Terre Haute and Terre Haute is incredible,” said Dan Bradley, former president of Indiana State University who chairs the trail committee of the Wabash Valley Riverscape organization. “There are people who use it, who walk, run or cycle at all hours. Eighty percent of its funding came from the federal congestion, mitigation and air quality program, due to the footbridge’s impact on reducing vehicle traffic. On the importance of real-world practice in preparing for a career in commercial real estate …

Fellows can also network above their pay level, which is the most difficult type of networking to do. It’s easy to network with your peers, but it’s really hard to network with someone who is CEO or board member and you don’t know how to contact them. And so, every year, Penny Pritzker reviews the elevator speeches of our academics. They train – and we spend a lot of time doing it – because we want them to look good and for Penny to be impressed. And they get started. So it’s less than a minute: this is who I am, this is where I am going, this is what I would like to achieve. And then some of them asked for a favor. So this is a great exercise to do, as an elevator speech is much more difficult to prepare than you might think – just talking about yourself to someone in an engaging and energizing way.

Again, these really seasoned real estate people. What we do in our training is more real life. We have people who will help them defend themselves and negotiate for themselves. How are they perceived in their work? What must they do to be seen differently? How are they promoted? How do they negotiate politics? This is all really difficult, but it is an integral part of being able to maneuver to reach high level managerial positions or leadership positions, which is ultimately our goal.

Why do we need more women in commercial real estate and in leadership roles…

It’s a really exciting time where companies are really embracing DEI and ESG and they’re trying to hire more women and branch out, but what they’re seeing is that the pipeline is not very. solid. Play, you say? Yes, play.

Just like sociability, nutrition, and exercise, play is a necessary, universal, and lifelong part of the human experience and helps us discover, explore, and empathize with others. And it can be a powerful tool in bridging the gaps and creating more equitable spaces in our built environment.

Many cities are beginning to understand the value of creating an ecosystem of inclusive “play spaces” as part of their urban infrastructure. Everyday public facilities – such as park benches, bus stops, lampposts, fountains, or a number of other props – could become ‘PLAY’, open play platforms offering games. inclusive, stimulating and creative outlets for a common connection.

Without a doubt, knowing the customer is important. But personalization is not just a function of the customer. It is the intersection of the three Cs: customer, content and context. In this article, I want to talk about the element that is often overlooked: content.

Why content is king

Content has a broad definition as it can be anything you serve to the customer on any channel. It could be an article, image, video, product, or any artifact intended to create an emotional or logical connection between your brand and the customer. This connection can only be established between you and your customer if the content you offer is meaningful at the time of the interaction. Content is what you have control over and spend a tremendous amount of money and time creating. It is the heart and soul of personalization.

Typically, marketers create various versions of relevant content for specific audience segments or customer types with the goal of increasing their personalization efforts. The process of delivering content to target audiences is typically automated through marketing automation platforms on email and SMS channels and programmatically on web and mobile channels. However, the time spent creating multiple versions of content for different characters is often the bottleneck in scaling personalization initiatives.

What if we wanted full scale 1: 1 personalization for a million customers? You would need to create 1 million pieces of content and assign it to each individual customer, because each customer is unique. The challenge becomes exponentially more difficult once you take into account the different brands of your business, the markets in which you operate, geographies, languages, and channels. In this world of increasingly complex customer interactions, 1: 1 personalization would be nearly impossible and is essentially the antithesis of automation or scalability. Treat your content like your customer

When we want to target customers based on their interests, attributes, and intentions, we break them down into segments that represent those characteristics. You need to start treating your content the way you treat your customers. You need to break it down into manageable components.

It starts with headless content

If you want to break up your content into smaller chunks and allow it to be reused across multiple channels, the only way is to keep the content independent of the presentation. Having to manage experiences across multiple channels while remaining consistent is what gave birth to the headless CMS. The goal was to create content once and publish it to different channels by separating the content from the presentation. Contentful, Butter CMS, Prismic.io and others have appeared to solve this problem. We have solved the challenge of separating content from presentation, at least on the surface.

Why use a Headless CMS but not a Headless approach?

I’m always surprised at how many organizations have adopted a headless CMS without taking the headless approach. Their digital teams always recreate web-based CMS-style html blobs representing full-page experiences in a headless CMS, making it virtually impossible to reuse content across all channels. It’s important to remember that headless isn’t just a type of CMS, it’s a way of thinking and approaching your architecture.

Creating full-page html blobs in a headless CMS not only defeats the ultimate goal of reusing content across all channels, it just can’t scale.
